King Asset Management has been a leader in commercial Class A office development concentrated in Palo Alto and the San Francisco Peninsula. Founded by Chuck King Jr. in 1965 under the name Charles King & Associates, King Asset Management has grown from one of the largest industrial developers in the San Francisco East Bay to one of the largest commercial office owners in Palo Alto.

King has completed over 150 projects totaling upwards of 4.5 million square feet, ranging from mixed-use, Retail/Office concepts, to high-end office and industrial. Though King Asset Management continues to diversify into non real estate related investments, their emphasis and passion remains commercial real estate. Palo Alto has become the home to King Asset Management. Since 1987, they have been involved in the acquisition and redevelopment of 18 buildings in this downtown submarket.

Leadership

Charles W. "Charlie" King, III

Charlie King is Vice-President of King Asset Management. His responsibilities include acquisition and leasing management for the commercial portfolio. Prior to KAM, Mr. King spent eight years with King & Lyons and Prologis where he was involved in the development and leasing of the 250 acre Bayside Business Park. He acted as a real estate consultant to SteriGenics, Inc., focusing on site selection and project management for their facilities in California, New Jersey, Florida, and Thailand. Charlie received his MBA from the University of Colorado, Boulder and his BS in Economics from Cal Poly State University, San Luis Obispo.

Michael J. King

Michael King is Vice-President of King Asset Management. His responsibilities include asset management, construction management, and leasing for the commercial portfolio. Prior to joining KAM Michael spent four years with Ventana Property Services, Inc. in their commercial group. His responsibilities included property management, construction management, leasing and acquisitions. In addition, Michael spent six years with Union Bank as a real estate construction lender. Michael received his BS in Economics from Cal Poly State University, San Luis Obispo.

Sam Hawkes

Sam Hawkes is Treasurer and CFO of King Asset Management. He came from Ernst & Young in 1998. Prior to joining Ernst & Young, he was a financial analyst for Applied Materials. He received his BS, Cum Laude, from San Jose State University.

Matt Anzalone

Matt Anzalone is the Controller of King Asset Management. Prior to KAM, Matt was a Tax Director for BPM LLP, where he specialized in real estate taxation with a focus on flow-through entities. Matt is a Certified Public Accountant. He received his BA in Economics from University of California, Berkeley and an Accounting Certification from Santa Clara University. 

Javier Alvarado

Javier Alvarado is the Facilities Manager and Maintenance Supervisor of King Asset Management. He has been in the construction industry for over 10 years with extensive knowledge of building systems and construction and has been a vital asset to our team since 2017. He is a Licensed Contractor in the State of California and the President/CEO of MyMannaLink, a non-profit organization committed to helping individuals/families with limited resources in the San Francisco Bay Area and Mexico.

Asset Management

King Asset Management offers an “in-house” approach to Property Management. The properties that we own are the only properties that we manage. Because we have no interest in managing properties outside our portfolio, we take care of our buildings and tenants as if we expect them to be our tenants forever. An attention to detail is what makes us different. With a manageable portfolio, we pride ourselves on the level of service we are able to provide our tenants. Our demanding tenant base includes household names ranging from the technology sector, venture capital industry, financial services, and medical profession. Discretion, privacy, security and friendliness are of utmost importance. With this in mind, we strive to provide expedient and non-invasive assistance to our tenants at all times.

King Asset Management controls investment, leasing, construction, and administrative functions for the King family and it’s various entities. The primary focus of King Asset Management’s investment strategy is commercial real estate development and traditional money management. The current real estate asset base consists of 440,000 square feet of office and industrial space-located primarily on the San Francisco peninsula. In addition to sponsoring its own development, King Asset Management provides equity to a number of additional real estate partnerships throughout California.
